
For almost eight years, Golden Valley has existed mostly on plans, screens and maps.
People have looked at the drawings, studied the masterplan and walked across a paddock trying to imagine what it would one day become.
Now, after many years, we’re thrilled to see progress on the land!
The machines are on site. Earthworks are underway. Roads and services are being built. It’s an exciting phase we’ve been looking forward to for a long time.

Those who have followed the project over the years will know the road to construction hasn’t been a quick one.
Getting to this point involved years of environmental studies, engineering design, infrastructure planning, community consultation and approvals. There were lengthy proceedings through the Land and Environment Court, followed by the challenge of securing the infrastructure needed to service the development.
Golden Valley is now officially under construction, with Western Earth Moving (WEM Civil) appointed to deliver the civil works. The project includes roads, drainage, sewer, electricity, water, NBN and landscaping across the 50-lot subdivision.
For Chris Brown, Senior Project Manager with Fountaindale Group, finally seeing machinery on site is particularly rewarding.
“We’re really excited to be at this part of the project because it’s taken close to eight years to get to this point. Everything that happens from here is actually really quick in comparison to all the challenges we’ve had getting it through the planning system.”
He says the focus now is simply getting on with the job.
“We’ve got earthworks underway. You’ll see excavators, articulated dump trucks and rollers getting the site ready for roads, drainage and all the services that will eventually support the new neighbourhood.”
Of course, construction is still at the mercy of the weather.
“The biggest challenge from here is rain. But if the weather cooperates, we’ll be welcoming buyers to completed homesites next year.”
Lawson Fredericks, who leads planning, design and construction for Golden Valley, is delighted by the steady progress on site.
“During construction it can look like the whole site has been turned upside down. But within six or seven months, the vision will really come together. The topsoil goes back, the grass returns and these will become beautiful green homesites.”
It’s a transformation that’s difficult to picture until you see it happen.

One thing Jennifer Macquarie hears almost every time someone visits Golden Valley is surprise at the beautiful setting.
“When people come out here for the first time after seeing everything on paper, what really surprises them is the landscape. When they see the rolling hills and beautiful farmland that surround the subdivision, they gasp. And that’s the lookout they’re going to enjoy every day – it will not change.”
It’s something that’s hard to appreciate until you’re standing on the land. “It’s very different to a suburban subdivision. That’s what makes Golden Valley so special.”

As construction progresses over the coming months, the site will become much easier to understand.
By mid-October 2026, roads will be taking shape, kerb and guttering will be installed and buyers will be able to properly visualise each homesite.
That’s when Jennifer will once again be hosting guided site walkovers. “By then you’ll get a really good feel for what each block is like, what the outlook will be and where everything sits. We’ll also be releasing the full price list, so people can confidently choose the block that’s right for them.”

Can I use my own builder?
Absolutely. You’re free to build with any builder or architect you choose. We’ve also worked with several respected builders to prepare house and land concepts that suit the blocks and Jamberoo’s traditional village character, giving buyers a realistic idea of overall building costs. These include Hotondo Homes, and G.J. Gardner.
What does buying off the plan actually mean?
Buying off the plan simply means securing your chosen homesite before the subdivision is completed.
You pay a 5% deposit now, locking in today’s purchase price, with settlement expected around March or April 2027, once the subdivision is registered and titles are issued.
Do I have to build straight away?
No. There is no timeframe requiring you to start building. Some buyers are ready immediately, while others prefer to wait until the timing is right for their family or finances.
Why are some lots priced differently?
Every lot is assessed individually.
Factors such as slope, outlook, site conditions and any planning restrictions all influence pricing, ensuring buyers receive fair value across the estate.
Jennifer and Lawson grew up in Jamberoo and know firsthand why so many people are drawn to village life.
For families, it’s about giving children the freedom to grow up in a genuine country community.
“Kids can still ride their bikes around town. There’s a fantastic preschool and primary school, and everyone tends to know one another. Those are things that are becoming harder to find.”
For downsizers, the appeal is similar, but different. Many want to leave behind a large family home without sacrificing space altogether.
Golden Valley’s generous homesites allow buyers to design comfortable single-level homes while still having room for visiting children, grandchildren, gardens and outdoor living.

Golden Valley has always been a personal project for the Fountaindale Group. Jennifer and Lawson’s family has farmed this district for five generations, and that local connection influences every decision made throughout the development.
“Our projects reflect who we are. This isn’t an impersonal corporate development. We live here, we care about this community and we want the legacy we leave to genuinely add value to Jamberoo.”
Over the coming months you’ll see roads emerge, services installed and the landscape gradually transformed into 50 generous homesites.
