
While sales of Golden Valley’s first ten lots are well underway, we’ve noticed that people are particularly drawn to a certain cluster of lots the moment they step onto the site.
Lots 47 through to 50.
Set slightly higher on the land, these blocks offer beautiful outlooks across Jamberoo’s rolling green landscape. These lots are also flat and easy to build on – something that’s becoming increasingly valuable for buyers looking to manage build costs and keep things straightforward.
But what really sets these lots apart is their value.
Lots 47-50 have been priced more competitively than the rest of the release. That’s because there is a simple restriction on the rear portion of the block – no excavation is permitted in the backyard area.
What does this mean in practice?
You can still enjoy a completely usable backyard that easily accommodates a veggie garden, fruit trees, a trampoline or even a cricket pitch – all the things an iconic Australian backyard is made of.
The only limitation is around excavation, which means no in-ground pool in that rear section.
We’ve been working closely with a number of local home builders to find a creative solution, which has opened up new possibilities for these lots.
For lots 49 and 50, it is now possible to include an in-ground pool by designing a 4-bedroom 2-storey house and an in-ground pool positioned to the side of the home, outside of the restricted backyard area.
So, with the right design, you still get the outlook, the value, and you can still have an in-ground pool.

During the development application process, an Indigenous heritage study identified evidence that First Nations people had historically spent time on the part of the land where lots 47-50 are located, and some artefacts were discovered.
Those artefacts have since been respectfully managed and repatriated, and the site has received full clearance to proceed.
The restriction in place today is simply an acknowledgment of that history, and a way of ensuring that no further excavation takes place in those specific backyard areas.
