Golden Valley offers a unique opportunity to build your dream home in Jamberoo – one of NSW’s most charming rural settings. As you consider this exciting prospect, you likely have questions about the process. Let’s address some of the most common queries to help you make an informed decision.
At Golden Valley Jamberoo, we’re offering 800m² to 1000m2 lots for sale and you will have the freedom to design your dream home on your own timeline, using the service provider of your choice. However, we will be working with builders and home designers to provide you with a range of home designs to suit our blocks that are fully costed. These are often advertised as “house and land packages”, although if you decide to go ahead with one of these pre-designed homes you will enter one contract to buy the land from us and a separate contract with the builder to cover the home construction.
If you prefer a custom designed home that fits your unique needs and aesthetic, we can recommend some reputable local designers who understand the area’s character and can help bring your vision to life. See our blog here, where we introduced some of the local talent. Additionally, Jennifer Macquarie, our selling agent, is always ready to assist with her extensive knowledge of local regulations and building practices.
You’re welcome to visit the location at 15 Golden Valley Road, Jamberoo NSW 2533, at any time to get a feel for the area. Once construction has reached the right stage, we will be scheduling some guided site walk-overs, which will give you an excellent understanding of the location, aspect and outlook from each home site. We encourage you to register in our database to receive updates on the project’s progress and future viewing opportunities.
While you have the freedom to design your home, we encourage consideration of the traditional building style of Jamberoo village and its rural surrounds. We have a website page dedicated to discussing Kiama Councils DCP controls and inspiration to help you create a home that complements the area’s architectural heritage of Jamberoo. We recommend you consulting local council regulations and speak to a qualified building designer or architect before finalising your plans. They will assist you to achieve your dream design while incorporating the latest energy efficiency standards required to achieve building approval.
The generous block sizes at Golden Valley provide the opportunity for additional buildings such as:
All of this is possible within Kiama Councils planning controls.
While we encourage creativity, we have implemented design controls to ensure new homes complement Jamberoo’s village character. These guidelines aim to create a cohesive community aesthetic while allowing for individual expression. The Kiama Council’s Development Control Plan includes location-specific controls for each town and village and provides more detail on the desired character of new housing for Jamberoo. Prices for the lots have not been fixed at this stage. We recommend registering for our newsletter to receive pricing information as soon as it becomes available.
Absolutely! Jamberoo offers a safe, close-knit community environment ideal for raising children. With excellent schools, abundant outdoor activities, and a strong community spirit, it provides a nurturing setting for families to thrive.
Golden Valley Jamberoo is being developed by the Fredericks family through their company, The Fountaindale Group. With over five generations of history in the area, the Fredericks have a deep connection to Jamberoo and the South Coast. Jennifer Macquarie and Lawson Fredericks, the current directors, bring a wealth of local knowledge and a commitment to preserving the area’s unique character while fostering sustainable growth.
Construction of the subdivision is scheduled to get underway in the first half of 2025, subject to approval of the external sewer design and other technical requirements . The timeline for any outdoor construction project is very much weather dependent and things can pop up during construction that extend the time frame, so we are always prepared for an unexpected delay and will keep you informed if and when they happen.
At this stage we are not planning to offer the lots for sale until we are well into construction, which means we are aiming for late 2025. Between now and then we will be releasing more information such as site contours and service locations for each block so that you will be able to create a short list of your favourite lots well before they come on to the market.
Stay tuned to our communications for more specific timelines as they become available.

We will give you plenty of notice before putting the blocks on the market so you can be ready with your lot selections, have your deposit organised and preview the sales contract. Once lots become available, registered interested parties will be notified and invited to attend on the day of the land release. The price list will be available a little in advance. To secure a block, you will need to provide a deposit on the day, and you will then be allowed a reasonable number of days to formally sign and exchange the contract of sale. Settlement will occur a few months later when we have registered the subdivision.
While we have received many expressions of interest over a few years, it is likely that not everybody on our list will want to buy a block at the time of the land release . Some people will have already purchased elsewhere or their circumstances will have changed. So you have a good change of securing a block, at least as much as anybody else, and a better chance if you are prepared and ready to go. We recommend you have a short list of lots in mind in case your favourite one sells quickly
