Preparation work on the Golden Valley subdivision at Golden Valley Rd, Jamberoo, is well underway, with the 800m² lots being released for purchase towards mid-2025.
Next, Golden Valley Stage 2 is a carefully thought-out proposal designed to support Jamberoo’s growth, preserve its charm, and ensure the community thrives for generations to come. We want to be completely transparent about our plans, so let’s dive into the details.
Jamberoo is a special place. It’s a village with heart, heritage, and a strong sense of community. But like many towns, it faces challenges—limited housing options, an aging population, and a commercial centre that would be a little stronger with a larger customer base . That’s where Golden Valley Stage 2 comes in.
Our proposal is about more than just building homes. It’s about creating a sustainable, vibrant future for Jamberoo. We’ve worked closely with Kiama Council and the community to ensure our plans align with the needs of the town and its residents.
One of the biggest challenges Jamberoo faces is a lack of housing diversity. Right now, 95.5% of homes in Jamberoo are detached houses, and only 7.4% have one or two bedrooms. This makes it difficult for young people to buy their first home or for older residents to downsize without leaving the community they love.
Golden Valley Stage 2 aims to change that. Our proposal includes:
· 44 terrace lots: Perfect for downsizers, singles, first-home buyers, and investors. These homes will be accessed via rear lanes, offering a unique and practical design that fits Jamberoo’s topography.
· 34 standard lots: Ideal for families looking for a traditional home in a beautiful setting.
· 20 resilience lots: These 2,000m² lots are designed for sustainability. They’ll be off-grid, with solar power, high energy efficiency, and space for vegetable gardens. These lots won’t be connected to the town’s sewer system, reducing the strain on local infrastructure.
This mix of housing types will give Jamberoo the diversity it needs to support residents at every stage of life..
Jamberoo’s local businesses are the lifeblood of the community, but they need more support to thrive. With the sewer upgrades included in Golden Valley Stage 1, the town will have the capacity to grow—and that growth will bring significant economic benefits.
Our projections show that the new residents from Golden Valley Stage 1 and Stage 2 could inject over $4 million annually into local businesses. That’s money spent at the supermarket, the butcher, the hairdresser, and the café—money that stays in Jamberoo instead of being spent elsewhere.
By supporting local businesses, we’re helping to create jobs, strengthen the economy, and ensure Jamberoo remains a vibrant place to live.
At The Fountaindale Group, we believe in leaving a positive legacy. That’s why sustainability and community are at the heart of Golden Valley Stage 2.
· Sewer upgrades: As part of a futureproofing drive in Golden Valley Stage 1, we’re funding the majority of the cost to upgrade Jamberoo’s sewer system. This upgrade will create capacity for 210 additional dwellings, with only 24% of that capacity used by our Stage 1 development. That means more room for future growth in Jamberoo.
· Community grants and benefits: We’re proposing a new site for the Jamberoo Community Preschool, which is currently at risk of flooding. We’ll donate a 1,500m² parcel of land to a local not-for-profit trust, ensuring the preschool has a secure future. We’re also planning a community garden, additional plantings along Colyer’s Creek, and a public footpath to enhance the area for everyone to enjoy.
Golden Valley Stage 2 is designed to blend seamlessly with Jamberoo’s natural landscape. The development will be contained within a small valley, bounded by Colyer’s Creek and existing powerline easements. This creates a natural boundary for the town’s eastern edge, ensuring the village retains its character and charm.
We’re also implementing a new drainage system to manage runoff into Colyer’s Creek, protecting the environment and minimising impact on the existing village.
For us, this project is personal. Jamberoo is where we grew up, and it’s a place we want to see thrive. We’d love to future-proof Jamberoo so new communities can sprout organically. Our goal is to preserve the spirit of Jamberoo while creating opportunities for new families to experience the same sense of belonging we did.
