If you have been following along, you will know that one major piece of the puzzle has been holding up the Golden Valley subdivision: the Jamberoo sewer main. After months of waiting, meetings, technical assessments and an enormous amount of patience, we finally have the news everyone has been hoping for.
Sydney Water has officially confirmed that the 50 lots in Stage 1 can be connected to the existing Jamberoo sewer main and that a new main is not required at this time.
You can imagine our relief and excitement! This is the breakthrough that unlocks everything that comes next. It means construction of roads and services can begin, the subdivision can finally move forward and new families will be one step closer to building their dream home in Jamberoo.
To put it simply, this is the moment we have all been waiting for.

“Fountaindale Group is delighted to advise that the primary issue holding up the advancement of the Golden Valley Jamberoo subdivision has now been resolved.
Sydney Water has confirmed that the 50 lots to be developed in Stage 1 can be connected to the existing sewer main, and that a new main is not required to be constructed at this time.
We can now commence the tender process for construction of the roads and services, and look forward to seeing works start on site in early 2026.
Although the Jamberoo sewer main issue did delay the project for many months, we were not sitting still.
We used this time to complete necessary items in preparation for commencement of construction, including:
– Finalisation of the design of electrical, sewer and water services within the subdivision
– Signoff on road and drainage designs by Kiama Council and issuing of a construction certificate.
– Installation of new boundary fencing with Hyam Place neighbours
– Developing relationships with local architects and builders who wish to offer home design and construction services to Golden Valley land purchasers.
Over the next few weeks we will be reviewing our construction program in detail and will be in a position to share a new timeline before the end of the year.
We appreciate the patience of the many people interested in buying land in Golden Valley, the civil contractors who are waiting to tender on the construction works, and the designers who are eager to start work on beautiful homes to suit this unmatched location. While there wasn’t any significant development on the site, a huge amount of work was unfolding behind the scenes.
Throughout the year, the team completed critical technical steps that had to be finalised before construction could begin. These included underground service locating, geotechnical investigations, a full Aboriginal Cultural Heritage Assessment (and the discovery of Indigenous artefacts), and obtaining Kiama Council sign-off on road and drainage designs. For neighbours in Hyam Place, new boundary fencing was installed to ensure a smooth transition once construction begins.
We also shared updates about the significant economic benefit Golden Valley will bring to Jamberoo. Stage 1 and Stage 2 together will bring an estimated 150 new families to the village. Based on average household expenditure, this is around 1.2 million dollars of additional spending each year flowing directly into local businesses and services. This will support the village in everything from sporting clubs to cafes to local retail to trades.
And importantly, buyers will have the freedom to choose their own builder and design, which is why it has been so important for Fountaindale Group to strengthen connections with trusted local architects and building companies who understand the Jamberoo climate and lifestyle. This confirmation from Sydney Water is a key step forward for the entire village.
The sewer upgrade supports future growth capacity in Jamberoo and allows existing residents to extend, renovate or redevelop homes that were previously limited by infrastructure constraints. It also makes it possible for carefully planned projects, like Golden Valley, to move forward responsibly.
And with Stage 2 on the horizon, there is even more positive change coming. The donation of a block of land for a new, flood free Jamberoo Community Preschool site is a significant community benefit the project will deliver. This new location will give families long term certainty and help support future generations of Jamberoo children.
Fountaindale Group will now begin the tender process for civil construction. Over the coming weeks, the team will refine the construction program and provide an updated timeline before the end of the year. Site works are expected to begin in early 2026.
This means we are officially shifting from planning to delivery.

Golden Valley has always been designed for the people who love this valley.
