
Over the past few weeks, we’ve welcomed many of you out to walk the land with us, ask questions, and get a feel for the area. And now, as the first stage of our land release is well underway, we’re excited to share more information with you.

The first 10 lots, fronting Golden Valley Road, were released as an initial stage to our mailing list, giving our early community the opportunity to explore and secure a block before opening more broadly.
Since then, we’ve seen strong interest both online and in person. Our Open Days have been a wonderful opportunity to meet many of you face-to-face, walk the site together, and talk through the vision for Golden Valley.
One of the things we’ve been talking about during site visits is the concept of buying off the plan, and why it can be such a valuable opportunity.
When you purchase at this stage, you’re securing your block at today’s price, with only a 5% deposit. The best part: settlement is not expected until early 2027, once construction is complete.
This gives you ample time to plan, design, and think carefully about the home you want to create on your block.
It also means you’re buying into a vision. While the current site gives a strong sense of space and outlook, there will be changes as construction progresses. So, the site will look different this time next year to what it does now. Roads will be refined and widened, the entrance will be built, services will be installed, and some blocks will be worked on to create more level building areas.
That’s why walking the site with us has been so important. It allows us to explain what’s on the plans, how the land will evolve, and what your block will look like once complete, so you can move forward with clarity and confidence. Another key offering at Golden Valley is our flexible approach to building.
Some buyers are choosing to explore house and land packages with G.J. Gardner Homes, who have developed designs suited to specific lots (and can customise them to suit your needs). Others are planning to work with local designers and builders, or simply secure their land now and build when the timing feels right.
There’s no one way to do it, and that’s exactly the point.
That said, we are encouraging our buyers to build homes that complement the unique character of Jamberoo. Kiama Council’s design controls offer practical guidelines and design inspiration examples. Read more about the design inspiration here.
With the first lots being sold and strong interest continuing, we don’t expect the lots to remain available for very long.
Over the coming months, we’ll continue progressing through the planning and construction phases, with works expected to begin later this year and settlement anticipated in early 2027.
